What buyers notice.

Buyers scroll fast. These are the details that make them stop on a listing, and how I shoot each one so your seller’s home sells itself.

  1. Warm light through the glass

    I turn on every light and shoot as the sky dims, so the rooms glow from outside.

  2. The outdoor kitchen

    I frame the covered patio wide enough to show the grill, the sink and the storage.

  3. Pool lined up with the house

    I keep the camera low and level, so the water and the walls run straight.

  4. Soft dusk sky

    I time twilight shots for the minutes after sunset, when the sky turns pink and blue.

08 | How it works

How it works.

  1. Order or call

    Agents order online. Builders and businesses book a 20 minute call. It is a request, and I text you to confirm the time.

  2. I plan the shoot

    I plan the shots before I arrive, so the visit runs fast.

  3. Shoot day

    Photos, film and drone in one visit. If you are on camera, I direct you.

  4. You get the files

    Photos the next day. For films and reels, I give you a delivery date when you book. Sized for MLS and social.

Questions.

How do I book?

Agents: order a shoot online. You pick the package and a time, see the full total at checkout, and I text you to confirm the time. Builders, multifamily and home businesses: book a 20 minute call. Or call or text (469) 436-2876.

Where do you shoot, and is there a travel fee?

I’m based in Dallas and travel up to 2 hours out. Travel is free within 15 miles of my home base in Dallas. Past that there is a small travel fee, confirmed before you book.

When do I pay?

Invoices come through my booking platform and are due on delivery, unless we agreed otherwise in writing. The finished files are licensed to you once the invoice is paid.

What if it rains?

Rain or high wind can move an outdoor or drone shoot. I move it to the next open day at no extra cost.

What if I need to cancel or move the shoot?

Tell me as early as you can. Cancelling less than 24 hours before a confirmed shoot, or a shoot I can’t finish because the home isn’t ready or I can’t get in, may be charged in part to cover the reserved time.

How do changes to a film work?

You watch the first cut and send notes with times. The Listing Film, The Feature and The Director’s Cut each include 2 rounds of changes.

Who owns the photos and footage?

I keep the copyright. You get a license to use the files, for as long as you like, to market that property or your business: MLS, listing sites, your website, social media, paid ads and print. Use by another brokerage or vendor is not included unless we agree to it in writing. I may show the work in my portfolio unless you ask me not to.

How fast is delivery?

Photos arrive the next day. For films and reels, I give you a delivery date when you book.
